DESCRIPTION OF WORKS
The following schedule describes works to be carried out to the New House Barn, Weston, Beccles. The buildings currently lie vacant although their previous use was for agricultural purposes. It is proposed that the works are divided into essentially two main phases. The first phase will basically involve repairs and strengthening to the existing structure. The second phase will be the external and internal alterations. Clearly there may be some overlap between these phases. There may be additional phases within these if the Client wishes to occupy part of the building before overall completion. This will be decided before the commencement of the works.

Barn Conversion The buildings as they currently stand consist of a large timber frame barn. At its North end on both the East and West sides are brick cart lodge buildings with timber posts. To the South end is the milking area with concrete stalls which forms half of a large pitched building. The other half is a storage area which cart doors face into the courtyard. There are some additional small rooms at the West end of this building. The proposals are to convert all these areas into living accommodation as shown on the plans. No demolition of any buildings is to be undertaken except careful removal of the West side porch structure to the main house.

The contractor is to note that the barn is grade II Listed and therefore all works must comply with Listed Building regulations. In addition, the fact that the building is Listed means that VAT will be zero-rated.
